We start with your house’s total square footage and number of stories, which together determine how many actual squares of roofing your roof needs (a two-story house has roughly half the roof of a one-story house at the same size, since the same square footage sits over less ground). Roof pitch adjusts that further - a steeper roof has more real surface area to cover, and needs more safety equipment to work on safely.
The material you pick selects which real, priced assembly - a specific combination of shingles or panels, underlayment, flashing, and trim - your estimate is built from. Your ZIP code then applies a real regional cost factor to material and labor rates, not a generic “low, average, or high cost area” bucket.
